Janu Residences are part of Janu Al Marjan Island, the second Janu resort in the UAE by Aman Group, developed by the partners behind Wynn Al Marjan Island (Marjan and Wynn Resorts) on the shoreline right next to Wynn Al Marjan Island, the UAE's first integrated resort with a licensed casino, opening in September 2027. Designed by SCDA Architects, the Janu Residences tower has 79 homes: 73 branded residences from 1 to 5 bedrooms, a 6-bedroom signature penthouse and 5 standalone marina villas, from about 1,600 sq ft to more than 6,000 sq ft, next to a Janu hotel with a private beach and marina access for superyachts. Layouts include 1-bedroom residence (about 1,600 sq ft) from AED 8.5M; 2 to 5-bedroom residence; 6-bedroom signature penthouse; Marina villa. Residents get access to the resort's private beach and beach club, pool, Janu Wellness centre with yoga studio, gym, banya and hammam, two signature restaurants, a mixology bar, nightlife venue, kids' club and the marina. Ground was broken in July 2026. Prices start from about AED 8.5 million for a 1-bedroom; the payment plan is available on request. Residences handover is expected in Q4 2028, with the hotel opening planned for 2029.
