The Residences at Nasim Al Bahr, a Luxury Collection Resort & Spa, Al Marjan Island, is Abu Dhabi National Hotels' first residential project in Ras Al Khaimah: an AED 3 billion beachfront development in a private bay with its own beach, about 5 minutes from Wynn Al Marjan Island, the UAE's first integrated resort with a licensed casino, opening in September 2027. It has 447 fully furnished homes: 392 apartments and penthouses with 1 to 5 bedrooms, and 55 villas and townhouses including a Presidential Villa, branded by The Luxury Collection (Marriott International). Prices start from AED 3.444 million. Layouts include 1-bedroom apartment (about 977 sq ft) from AED 3.51M; 2-bedroom apartment (about 1,384 sq ft) from AED 4.87M; 3-bedroom apartment (about 2,072 sq ft) from AED 7.3M; 4-bedroom penthouse (about 3,856 sq ft) from AED 20.59M; 3-bedroom townhouse (about 2,828 sq ft) from AED 10.96M; 3-bedroom villa (about 3,071 sq ft) from AED 19.15M. Residents get full access to the resort's facilities, including a private beach, pools, a signature restaurant, pool bar, spa, gym, kids' play area, indoor padel court, games room, screening room and multipurpose hall, with a dedicated concierge and Marriott Bonvoy Platinum Elite status for owners. A new payment plan announced on 23 September 2026 lets buyers pay 20% during construction, 30% on handover and 50% over three years after handover, with handover in Q1 2028.
