Nikki Beach Residences is Aldar's first residential community in Ras Al Khaimah: beachfront Nikki Beach-branded homes on Al Marjan Island, between Rixos Bab Al Bahr and DoubleTree by Hilton Marjan Island and a short drive from Wynn Al Marjan Island, the UAE's first integrated resort with a licensed casino, opening in September 2027. The community has about 800 homes across three buildings, from 1-bedroom apartments to 5-bedroom sky villas and penthouses, with around 2 km of private beach across Aldar's combined plot. Home sizes include 1-bedroom apartment (about 969 sq ft); 2-bedroom apartment (about 1,356 sq ft); 3-bedroom apartment (about 2,293 sq ft); 4-bedroom apartment (about 4,919 sq ft); 5-bedroom sky villa (about 4,827 sq ft); 5-bedroom penthouse (about 6,006 sq ft). Residents get a Nikki Beach-style beach lounge and clubhouse, the Nikki Spa with sauna and treatment rooms, yoga deck and studio, indoor and outdoor gyms with sea views, a shared pool, kids' areas, signature dining, 24/7 concierge and valet. Phase 1 sold out within 48 hours in December 2023 and developer stock is now sold out, so remaining units are available on request. The original payment plan was 10% on booking, 50% during construction and 40% on handover, with handover in Q4 2028.
