Nobu Residences Al Marjan Island is part of Nobu Hotel, Restaurant & Residences Al Marjan Island, a beachfront resort with direct beach access, about 5 minutes from Wynn Al Marjan Island, the UAE's first integrated resort with a licensed casino, opening in September 2027. Developed by Enevoria Development with H&H Development as development manager, it was designed by John McAslan + Partners with interiors by Rockwell Group. It has about 300 residences, from 1-bedroom hotel apartments to 3-bedroom homes, garden duplexes, a penthouse and villas, next to a 165-room Nobu Hotel. Layouts include 1-bedroom hotel apartment (about 904 sq ft); 2-bedroom apartment (about 1,462 sq ft) from AED 4M; 3-bedroom apartment (about 2,500 sq ft) from AED 7M; 4-bedroom penthouse (about 5,994 sq ft) from AED 18M; 4-bedroom villa (about 4,810 sq ft) from AED 26M. Residents get access to the Nobu Restaurant (the first in Ras Al Khaimah), Nobu By The Beach club, spa and wellness centre, hotel gym and pools, plus a residents-only pool, gym and arrival lobby, kids' club and private beach access. The payment plan is 5% on reservation, 45% during construction and 50% on handover, with handover expected in Q1 2028.
