The Beach House at Al Marjan Island is a boutique beachfront building by Range Developments (Range Ras Al Khaimah), overlooking Wynn Al Marjan Island, the UAE's first integrated resort with a licensed casino, opening in September 2027. It has 88 homes in three collections: Marjan Lofts (1 to 3-bedroom duplexes on floors 1 and 2), Luxury Residences (studios to 2-bedroom apartments on floors 3 to 8) and Sky Lofts (1 to 3-bedroom duplexes on floor 9), from about 572 to 3,874 sq ft. Current developer prices start from AED 3 million for a 1-bedroom loft. Layouts include Studio (about 505 sq ft); 1-bedroom apartment (about 972 sq ft); 2-bedroom apartment (about 1,309 sq ft); 1-bedroom loft (duplex) (about 864 sq ft) from AED 3M; 2-bedroom loft (duplex) (about 1,592 sq ft) from AED 4.1M; 3-bedroom loft (duplex) (about 1,840 sq ft) from AED 5.2M. Residents get a resort beach with direct beach access, an outdoor pool with sun loungers, a gym and spa, an elegant lobby, covered parking and 24-hour security. Construction is under way: by September 2026 the structure had reached the fifth floor. The original handover target was Q1 2026 and a revised date has not been published. The payment plan is 5% on booking, 15% on SPA signing, 50% during construction and 30% on handover.
