About Siora by Beyond

Siora is a beachfront masterplan by Beyond, the Omniyat-backed developer, on Island B of Dubai Islands. Unveiled in December 2025, it covers more than 2 million sqft of land and about 2.7 million sqft of built-up area. More than 70% of the site, over 1.5 million sqft, is given to landscaping, and residents have access to about 6 km of continuous beachfront. The design takes its cues from Japanese garden principles, with an emphasis on balance, calm and coastal living. Hado Residences is the first phase, and further phases are planned across the masterplan. Siora offers 1, 2 and 3-bedroom apartments and 3 and 4-bedroom duplexes, priced from about AED 2.4M up to around AED 9M. Amenities include a signature infinity pool facing the sea, yoga and meditation zones, spa and sauna, fitness centres, Zen gardens, terrace lounges, a kids' club and concierge services. The payment plan is 10% on booking, 40% during construction and 50% on handover, with completion expected in Q4 2029.
