Bay Villas is a gated villa and townhouse community by Nakheel on Island B of Dubai Islands, the waterfront masterplan off the Deira coast. Sales launched in July 2024. The community offers five villa types, from 3 and 4-bedroom townhouses of about 3,401 to 3,994 sqft up to 5-bedroom villas of about 6,690 to 8,075 sqft, with private gardens and easy access to the seafront promenade and swimmable beaches. Residents get private beach access, pools, a clubhouse, fitness area, sports courts, BBQ and games areas, children's play areas, landscaped gardens and 24/7 security and concierge. The payment plan is 20% on booking, 60% during construction and 20% on handover. Nakheel reported construction at 16.67% complete in June 2026. Bay Villas is freehold and open to all nationalities.
