SORA Beach Residences is an AED 4 billion beachfront project by Aark Developers on Al Marjan Island, next to Wynn Al Marjan Island, the UAE's first integrated resort with a licensed casino, opening in September 2027, about 3 minutes away. Designed by Japanese architects Nikken Sekkei with interiors by Shalini Misra, the 18-storey building has a private 1,000 ft beach, a 138 ft lobby atrium and fully furnished, hotel-managed homes: 1 to 4-bedroom apartments (3 and 4-bedroom units with private pools) plus podium, beach and sky villas with pools. Prices start from AED 2.7 million. Layouts include 1-bedroom apartment (about 876 sq ft) from AED 2.7M; 2-bedroom apartment (about 1,316 sq ft) from AED 4.1M; 3-bedroom apartment with private pool (about 2,042 sq ft) from AED 6.9M; 4-bedroom apartment with private pool (about 3,114 sq ft) from AED 10.9M; Podium villa with pool (about 3,623 sq ft); Beach villa with pool (about 5,899 sq ft); Sky villa with pool (about 6,655 sq ft). Residents get a private beach club, infinity pool and sky bar, a Japanese sky garden with 360-degree sea views, fine dining, a private ferry shuttle, spa, gym, yoga zone, kids' play area and splash pad, cigar room, sun deck, concierge and covered parking with EV charging. The payment plan is 60% during construction (including booking) and 40% on handover. Handover is listed for Q4 2026 on Property Finder, while other portals show Q3 2027.
