The Residences at Sheraton Al Marjan Island Resort are the GCC's first Sheraton-branded residences, co-developed by ATARA Development with Marriott International. The 80.6 m beachfront tower has direct private beach access and a Sheraton hotel on its upper floors, about 5 minutes from Wynn Al Marjan Island, the UAE's first integrated resort with a licensed casino, opening in September 2027. It has 168 fully furnished homes (97 one-bedroom and 71 two-bedroom), with prices from AED 2.2 million. Layouts include 1-bedroom apartment (about 716 sq ft) from AED 2.2M; 2-bedroom apartment (about 1,142 sq ft). Residents get a rooftop infinity pool with sky bar, a 9,000 sq ft wellness studio and spa, fitness centre and yoga studio, a sky kitchen and rooftop lounge, a nightclub, media and gaming room, outdoor cinema, kids' indoor and outdoor play areas, retail and F&B, 24/7 concierge and valet, plus Marriott Bonvoy owner privileges. The payment plan is 30% during construction (booking deposit and quarterly instalments) and 70% on handover, with handover in Q3 2028.
