Fairmont Residences Al Marjan Island is the first phase of Ardee Developments' Ardee Al Marjan Island masterplan: 523 beachfront residences, townhouses and sea villas with private beach access, directly connected to the 250-key Fairmont Al Marjan Island hotel and a few minutes from Wynn Al Marjan Island, the UAE's first integrated resort with a licensed casino, opening in September 2027. Developed with Fairmont Hotels & Resorts (Accor), with Christie's International Real Estate as master agent, homes range from 1-bedroom apartments to 3-bedroom townhouses and four sea villas. Layouts from the developer factsheet include 1-bedroom apartment (about 849 sq ft) from AED 2.4M; 2-bedroom apartment (about 1,425 sq ft) from AED 4.6M; 2-bedroom + study apartment (about 1,753 sq ft) from AED 5.8M; 3-bedroom townhouse (about 2,945 sq ft) from AED 9.48M; Sea villa (about 19,913 sq ft). Residents get an adults-only sky pool with bar, a family and kids' pool, Fairmont Fit gym and studio, spa and treatment rooms, owners' lounge, private dining room, boardroom, games room, kids' club, screening room and EV charging, plus à la carte hotel services and owner benefits with Accor. The current payment plan is 40/60: 10% on booking, 10% within 45 days, 10% at 35% construction, 10% at 65% construction and 60% on completion, with handover in Q4 2028.
