O1NE District is a AED 6 billion commercial district by Avenew Development and Kora Properties in Motor City, Dubai, right next to the Dubai Autodrome. The masterplan has six Grade A office towers, a retail destination, a healthcare facility and landscaped plazas. DAWN is the first tower on sale, launched in July 2026. It has 70 shell-and-core Grade A offices from about 1,963 sq ft to 5,479 sq ft, with flexible floor plates, high floor-to-floor heights and plenty of daylight. Offices can be combined into larger suites. Offices available include Office suite (about 1,963 sq ft) from AED 5M; Office suite (about 2,477 sq ft) from AED 6.03M; Office suite (about 4,171 sq ft) from AED 11.08M; Office suite (about 5,008 sq ft) from AED 14.21M; Combined office suite (about 8,911 sq ft) from AED 22.7M; Combined office suite (about 13,992 sq ft) from AED 35.64M. Owners and tenants get a concierge super lobby, dedicated office lifts, smart parking, sky gardens, podium terraces, outdoor co-working areas, two rooftop restaurants and an air-conditioned link to the retail podium. The payment plan is 10% on booking, 40% during construction and 50% on completion in Q1 2030. Offices are freehold and open to all nationalities.
