About Bay Estate

Bay Estate is a new waterfront community by Nakheel on Island B of Dubai Islands, the island masterplan off the Deira coast. It is a separate project from Nakheel's Bay Villas. Bay Estate combines townhouses, attached and garden villas and villa plots in a low-density setting close to the beach and marina. Phase 1 opened for expressions of interest on 25 September 2026 with 357 residences. Launch prices start from about AED 5.9M for a 3-bedroom townhouse (around 3,100 sqft), AED 6.9M for a 4-bedroom townhouse (around 3,500 sqft), AED 7.2M for a 4-bedroom attached villa (around 3,700 sqft) and AED 10M for a 4-bedroom garden villa (around 5,200 sqft). Larger villas and villa plots are on request. The community includes a beach club with a private gym and pool, two swimmable lagoons with a yoga area, community pools, multi-sport courts, children's play areas, a marina with sea access, a waterfront promenade and a retail hub. The Phase 1 payment plan is 60/40: 20% down payment, 40% in instalments during construction between 2027 and 2029, and 40% on handover, expected in January 2031. All home types are freehold and eligible for the UAE 10-year Golden Visa.
