About Verda Bay Estate

Verda Bay Estate is the launch collection of Bay Estate, Nakheel's new villa and townhouse community on Island E, the most private residential island in the Dubai Islands masterplan. Bay Estate is planned as three collections, Verda, Cala and Agora, and Verda opens first with a landscape-led layout where parks run into private gardens and tree-lined streets link the homes. Phase 1 brings 357 homes and 60 villa plots: 3 and 4-bedroom townhouses in 4-plex and 6-plex clusters (about 3,055 to 3,546 sq ft), 4-bedroom attached villas in G+1 and G+2 layouts (about 3,688 to 5,262 sq ft), 4-bedroom garden villas of 5,200 sq ft, and waterfront and beach plots from 7,647 to 11,059 sq ft for buyers who want to build their own villa. Average prices start at AED 5.9 million for a 3-bedroom townhouse and reach AED 10 million for a garden villa, while plots average AED 18 to 20 million. Residents get two swimmable lagoons, a beach club, pool clubhouses, community pools, a waterfront promenade and marina, sports courts, a gym and café, parks and kids' play areas, with Dubai International Airport about 18 minutes away. The payment plan is 60/40: 20% on booking, 40% in six instalments between March 2027 and April 2029, and 40% on handover, expected in January 2031. The launch is planned for early October 2026; prices and dates are indicative until Nakheel confirms them at booking.
