LUMENA ALTA is OMNIYAT's second commercial tower at the gateway to Business Bay, launched in October 2025 to mark the developer's 20th year. Designed by GAD, the 380-metre tower rises 73 levels on Sheikh Zayed Road where Business Bay meets Downtown Dubai, next to its sister tower LUMENA and linked to the future Dubai Metro Gold Line. It holds about 723,545 sq ft of Grade A office space across three lift banks: 67 offices from about 4,502 sq ft, 39 from about 4,545 sq ft and 26 from about 4,564 sq ft, with a five-star lifestyle hotel at the top of the tower. Offices include Office, Lift Bank 1 (low zone) (about 4,502 sq ft); Office, Lift Bank 2 (mid zone) (about 4,545 sq ft); Office, Lift Bank 3 (high zone) (about 4,564 sq ft). Amenities include a sky pool at 335 metres, a signature sky restaurant, an executive fitness centre, spa and hydrotherapy rooms, an executive business centre, conference and event space, retail and dining at ground level, 18 double-deck lifts and 1,000 parking spaces. The tower targets LEED, WELL, WiredScore and SmartScore Platinum certification. The payment plan is 50/50: 5% on booking, 45% during construction and 50% on completion.
