Yas Riva Residences is a canal-front apartment community by Aldar Properties on the northern coast of Yas Island, next to the sold-out Yas Riva villas. Announced in November 2025, it brings 950 homes across six mid-rise buildings and targets Estidama 3 Pearl and Fitwel 2 ratings. Studios start from around AED 1.4M, 1-bedrooms from AED 1.9M, 2-bedrooms from AED 2.9M and 3-bedroom-plus-maid apartments from AED 4.9M. Homes include studios of about 505 sqft from around AED 1.4M. Residents get the Pavilion café and social kitchen, waterside spa, family pools, water-sports and boating hub, indoor and outdoor sports, shaded gardens and canal-side cafés. The payment plan is 5% on booking, 60% during construction and 35% on handover. Completion is expected in Q4 2029. The project is sold out with the developer, and homes now trade on the resale market.
