Yas Riva Reserve is a new gated villa community by Aldar Properties on the northeast waterfront of Yas Island, Abu Dhabi, announced on 18 September 2026. It builds on the success of Yas Riva, launched in 2024, and sits opposite it, linked to Yas Island by a new bridge that adds an extra entry point to the island. The 292 villas have warm timber accents and a strong indoor-outdoor connection, and 45 of them have direct waterfront access with the option of a private pontoon for boat mooring. Homes include 4-bedroom villas of about 4,704 sqft, 5-bedroom villas of about 5,188 sqft from around AED 9.3M and 6-bedroom villas of about 5,791 sqft from around AED 10.5M. Residents get community clubhouse, swimming pool, indoor and outdoor fitness spaces, children's play areas, sports and padel courts, community retail, mosque and linear parks and pocket gardens. The payment plan is 5% on booking, 45% during construction and 50% on handover. Completion is expected in Q3 2030. Sales opened in September 2026.
