Akala Hotel & Residences is Arada's first Dubai project and what the developer calls the world's first precision wellness destination: an AED 5 billion pair of 220-metre towers in Za'abeel 2, between DIFC and Downtown Dubai, combining a wellness hotel with 534 branded residences. Homes range from 1-bedroom apartments of about 1,036 sq ft to 6-bedroom penthouses of up to 23,673 sq ft, including The Observatory, a two-level penthouse facing Burj Khalifa. Prices start from AED 3.79 million. Layouts include 1-bedroom apartment (about 1,036 sq ft) from AED 3.79M; 2-bedroom apartment (about 1,555 sq ft) from AED 6.1M; 3-bedroom apartment (about 2,586 sq ft) from AED 13M; 4-bedroom apartment (about 3,647 sq ft) from AED 18M; 5-bedroom apartment (about 6,256 sq ft) from AED 35M; 6-bedroom penthouse (about 14,628 sq ft) from AED 88M. Wellness is built into every level: the Everwell medical clinic for health optimisation and longevity therapies, a high-performance fitness club with private training pods, an indoor lap pool, cycling studios, the Akala Spa with saunas, hammams and thalassotherapy pools, yoga and Pilates studios, a podium pool, a private cinema and organic dining, with AI-driven hotel services. The towers are LEED Gold and WELL Silver precertified. The payment plan is 10% down, 50% during construction and 40% on handover, with completion at the end of 2029.
