SHAHRUKHZ by Danube is a 55-storey Grade A commercial tower on Sheikh Zayed Road in Al Sufouh, named after Bollywood star Shah Rukh Khan. It has more than one million sq ft of office and retail space, with about 615 office units in four categories: Standard, Executive, Premium and Prestige. The tower is close to Dubai Internet City and Dubai Media City, about 5 minutes from Palm Jumeirah and 8 minutes from Mall of the Emirates, with direct access to Sheikh Zayed Road. Office categories include Standard office (about 454 sq ft) from AED 1.9M; Executive office (about 650 sq ft); Premium office (about 1,200 sq ft); Prestige office (about 2,000 sq ft). Danube lists more than 40 amenities, including a helipad, sky pool, clubhouse, cinema, padel and badminton courts, a cricket pitch, gym, jogging track, podcast studio, networking hub, meeting and board rooms, prayer hall, zen and tranquillity gardens, drone docking, e-scooter parking, EV charging and valet parking. The payment plan is 70/30: about 1% a month during construction, with 30% paid after handover.
