Greenz is a master community of 768 townhouses and villas by Danube Properties in Dubai International Academic City (Al Rowaiyah First), launched in April 2026. The 4.9 million sq ft community sets aside about 400,000 sq ft for lifestyle amenities and green spaces. Every home is delivered fully furnished with branded Italian furniture from Dolce Vita and comes with an exclusive sky garden. Homes include 3-bedroom townhouses of about 2,350 sqft, 4-bedroom townhouses of about 2,750 to 3,100 sqft, 5-bedroom semi-detached villas of about 3,700 sqft and 5-bedroom twin villas of about 3,950 sqft. Prices start from AED 3.7 million. Current offer: a 20/70 payment plan with a 10% flat discount. Buyers pay 10% on booking and 10% within 60 days, with 70% due on handover, and the remaining 10% is covered by the flat discount. On a 3-bedroom townhouse listed at AED 3.7 million, that brings the price to about AED 3.33 million. Danube's standard plan is 20% down, 1% a month for 40 months and 40% on completion.
