The Wadi is an AED 6 billion residential community by Cosmo Developments, a joint venture of Flag Holding Group and Reportage Group, on about 140,700 sq m along Yas Canal on Yas Island. Announced in September 2026, it will deliver 3,950 homes from studios to 3-bedroom apartments around a central landscaped valley planted with native ghaf and palm trees, with a canal promenade and marina. Phase 1 has two buildings with 530 homes. Homes include studios of about 377 sqft from around AED 750K. Residents get central landscaped valley, 6 km running route, cycling paths, yacht marina, tennis clubs, gyms and spa, children's areas and retail and dining. The payment plan is 5% on booking and 95% during construction (1% monthly). Completion is expected in Q4 2030. Sales opened in September 2026.
