Hudayriyat Island is Abu Dhabi's outdoor playground, and its homes are being built around a sports and adventure district that is already open. The island has a sports district of about 75 km, a 220 km cycling network, the Circuit X adventure hub with ziplines, ATV tracks and a surf park, beach clubs and a 4.5 km beach and water zone, so residents move into a working active-lifestyle destination from day one. The masterplan centres on the "living hill", a man-made hill rising above the coastline that gives elevated homes panoramic sea and skyline views, something no other Abu Dhabi island offers. The island is about 10 minutes from the city over a dedicated suspension bridge, yet it is deliberately low-density, with villas, plots and mansions rather than towers. Modon's Wadeem release was the first residential land offered this close to the city in more than 15 years and became 2025's highest-valued real estate release in Abu Dhabi. Across about 51 million m², Hudayriyat has several communities, including Al Naseem, Bashayer, Nawayef Village, Park Views and East, Hudayriyat Golf Estates and Wadeem, with apartments, townhouses, villas and mansions alongside golf estates and hotels such as Anantara and Bab Al Nojoum. It sits opposite Al Bateen, and Abu Dhabi charges no annual property tax, capital gains tax or tax on rental income.
